Building Permits
You must have a building permit before starting a building or renovation project in the Township of Brock. Building permits ensure that buildings don't harm the health or safety of our community. The process makes sure that your project follows:
- The Ontario Building Code
- Our Zoning By-law
- Applicable laws
Applying for a Building Permit
An Application for a Permit to Construct or Demolish is required for all building and demolition permits. Please send a completed application to the Building Department. Once we issue your approved permit, your construction must start within six months. Once started, construction must not stop for more than one year or the permit may be revoked.
A Demolition Application may be required for demolitions that require signature approvals from relative utility agencies.
When submitting your application, make sure to include:
- A copy of the survey or plot plan showing the distances of buildings to lot lines as well as the locations of wells and septic beds if applicable
- Two sets of detailed construction plans
- The full permit application fee (staff will calculate the fee)
- A Letter of Authorization (required if the applicant is not the owner)
It is your responsibility to have the necessary approvals before construction. This can include approval from a Conservation Authority, the Region of Durham Health Unit, Zoning By-Law amendments, Site Plan Agreements, the Committee of Adjustment, etc.
Depending on your project, you may need to apply for other permits:
Plumbing permits are included with the building permit. A plumbing permit is only needed if only plumbing work is proposed (e.g., a water and sewer connection, just moving plumbing in an existing building, etc.).

Permits are required to ensure that a new use in an existing building does not impact its life and structural safety. You do not need a building permit for new construction that has a building area less than 10 m2 (108 sf) if there is no plumbing, as well as decks that are not attached to the house, which are not more than 60 cm (2 ft.) above grade. Please see Schedule B of our Building By-law for all fees. We calculate permit fees using the size of the proposed structure and type of construction. The minimum fee for building permits is $100.00 unless otherwise stated. Please pay fees in full when you submit your application. Development fees are applicable when building permits are issued for new residential, industrial, commercial and institutional buildings. See the Development Charges Brochure for Brock. Development charges are also collected on behalf of the Region of Durham and Board of Education and applications are obtained when the building permit application is made. How long does it take to get a building permit? |

The times below are working days and start the day after you submit a complete application. We deem an application as complete when the plans and documents set in our Building By-law have been included and are approved.
