There are several stages that any development must go through prior to construction. The following development applications have received draft approval in the subdivision planning process:
Each of these developments are in various stages of detailed design and clearing of any conditions provided when the draft approval was given. Once the conditions are cleared, the Plan of Subdivision is Registered.

File No. 07-2022-RA Manilla Subdivision
An application to rezone Part Lot 27, Concession 7, Brock, Township of Brock in April 2022 by Michael Smith Planning Consultants, on behalf of Simcoe 16700 Inc. The application is to rezone the lands to permit a residential development of 31 single detached homes. A Statutory Public Meeting was held at Manilla Community Hall on Monday, August 8, 2022 at 6:00 p.m.
File No. 05-2022-RA Mclennans Beach Rd Subdivision
An application to rezone a portion of 84 Mclennans Beach Road in Beaverton to permit a residential development. A Statutory Public Meeting was held on May 30, 2022.
A revised plan has been submitted, which proposes the following:
- 63 units comprised of 21 single detached, 6 semi-detached and 36 townhouse units with a density of 17.8 units/ha.
- Single and semi-detached units are proposed backing onto Mclennans Beach Rd, transitioning to townhouse units proposed along the east side of the development.
- The average lot frontage for the singles that back onto the existing homes on Mclennans Beach Rd are 12.2m (40 ft).
- A park block is included, along with a trail along Thorah Concession Rd 5 to Moorlands Dr.
- A naturalized open swale is proposed with landscaping to convey existing drainage through the site, while drainage from the subdivision itself will be directed to a stormwater pipe along Thorah Concession Rd 5.
- The intersection of the new proposed road and Thorah Concession Rd 5 has been realigned with a reduced offset and there will be an all way stop at this intersection.
