Zoning

The Township of Brock's Zoning By-law divides land in our community into categories that detail a property's permitted uses as well as regulatory and general provisions. The Chief Building Official cannot issue a building permit for a building or land use that does not conform to our Zoning By-law. Please see the Zoning By-law to learn more about the policies that direct our zoning.

Comprehensive Zoning By-law

You can view the text and maps of our Zoning By-law, which include amendments up to August 2019 below. This information is provided for the purposes of convenience only.  Contact us if you'd like to view the original by-law and its amendments, which are available in the Clerk's Office.  The development of structures within each zone category must follow our regulatory provisions, which include setbacks from lot lines, lot coverage, minimum gross floor area, open space, and more.

Some helpful tips for navigating the zoning by-law:

 

  • Sections 1 to 6
    Section 1 reviews the "Interpretation" of the Zoning By-law, Section 2 discusses compliance, Section 3 reviews the administration, enforcement and penalties, Section 4 reviews the Zones, Section 5 provides the Zone Maps (see maps section below for the Plates) and Section 6 reviews the permitted uses in each zone.

Plate B - Permitted uses and activities (please use this table to determine what uses are permitted in your zone.

  • Sections 7 and 8
    These sections review the "provisions" for residential and non-residential uses.  This means details such as setbacks, lot coverage, minimum lot areas etc.

  • Section 9
    Section 9 deals with the exception zones that exist in the Township. For example, if your zoning shows R1-10, please use this section to find exactly what your zoning entails.

 

  • Section 10 - General Provisions 
    The Zoning By-law's general provisions address accessory buildings, parking and loading space requirements, planting strips, home occupations, existing buildings, and more.

 

  • Sections 11, 12, 13
    Section 11 provides the definitions used throughout the Zoning By-law, Section 12 ad 13 show other by-laws that have been repealed and the approval of the Zoning By-law.

 

Zoning By-law Amendments

If you're planning to develop a property that does not conform to our Zoning By-law, you must apply for an amendment. Please send a completed Zoning By-law Amendment Application to the planning department to apply.
