Development Applications

There are several stages that any development must go through prior to construction. The following development applications have received draft approval in the subdivision planning process:

Each of these developments are in various stages of detailed design and clearing of any conditions provided when the draft approval was given. Once the conditions are cleared, the Plan of Subdivision is Registered.

Applications in Progress

The Township has received a Draft Plan of Subdivision and Zoning By-law Amendment applications for 276 Cameron Street E in Cannington. The proposed applications are intended to facilitate the development of an industrial subdivision, where various employment uses can be established. The Zoning By-law Amendment application is proposing to rezone the property to General Industrial Exception (M2-XX) zone and redefine the Environmental Protection (EP) zone boundaries to include additional environmental and hazard lands. 

These applications are currently under review by the Township and other agencies and will be processed in accordance with the Planning Act. A statutory public meeting was held on June 23, 2025.

Public Meeting Notice

A Draft Plan of Subdivision application has been received for the northeast corner of Osborne Street and Thorah Concession Rd 5 in Beaverton. The subdivision plan contains 141 single-detached dwellings, 65 townhouses, and 7-14 live-work townhouse units. The subdivision plan also includes a park block, stormwater management pond and open space/wetland blocks. 

The draft approval of the previous subdivision application (File No. S-B-2018-01) lapsed on June 1, 2025, and as a result, a new subdivision application is required for this development to proceed. The landowner has resubmitted the same plan that conforms to current zoning and is seeking renewed draft approval to be able to continue with this residential development.

This application is currently under review by the Township and other agencies and will be processed in accordance with the Planning Act.

A Zoning By-law Amendment and Site Plan Applications have been received for the lands located at 482 Osborne Street in Beaverton. The applications are proposing a three-storey mixed-use building with commercial units on the main floor and residential units above.

These applications are currently under review by the Township and other agencies and will be processed in accordance with the Planning Act. A statutory public meeting was held on May 26, 2025.

A Site Plan Application has been received for the lands located at 144 Albert Street South in Sunderland. The application is proposing 3 prefabricated homes / model homes for display purposes on the property.  

This application is currently under review by the Township and other agencies and will be processed in accordance with the Planning Act.

Complete Application Notice

A Site Application has been received for the lands located at 15550 Simcoe Street south of Manilla. The purpose of the proposed site plan application is to demolish an existing workshop building and replace it with a slightly larger building as part of the auto recycling operation on the site. 

This application is currently under review by the Township and other agencies and will be processed in accordance with the Planning Act.
